Kāinga Ora – Jellicoe, Hood & Beatty

Createus Group were Design Lead on The Kāinga Ora Homes and Communities development - Jellicoe, Hood and Beatty. The project sought to comprehensively redevelop 11 existing Kāinga Ora into 24 new homes across three street frontages in Mayfair, Hastings. With an accumulative site area of 8,092m2 and the demolition of outdated state homes in early 2021. The construction of the new dwellings took place in 2022. Our resulting Architectural Scheme and resulting drawings were supported by detailed Landscape Design and documentation - Development Nous, Civil Engineered site service works and drawings - Development Nous, Structural Engineered Drawings - Design Phase and Geotechnical Engineering review - RDCL


The development allowed for varying resulting Residential Unit types with alternative means of vehicle access. Lots 12 to 24 are connected by a U shaped one-way JOAL, facilitating improved passive surveillance and increasing the allowable open outdoor garden space of the created lots. Lots 1-6 had individual access via driveways directly connecting to the street front. Whilst lots 7-11 shared a cul de sac. The development features a range of residential bedroom units including single storey one-bed duplexes and triplexes, single storey two-bedroom and three-bedroom homes, two-storey 4 and 5 bed duplex and stand alone units.
